This new factory will be compliant with many of the
requirements now in force under the SANS 10400
Part XA and SANS 204, i.t.o. the National Energy
Act that came into effect on 09 Nov 2011.
MBH Architects, have opted for Green Roofs over
the office components of a proposed new factory
development in Lanseria Corpo-rate Estate, just
outside Johannesburg, South Africa.
Green roofs, will aid by better insulating the roof
slab, thereby effectively reducing energy
consumption, specifically pertaining to HVAC
equipment, and especially during the summer
It will also aid in reducing the Urban Heat Island
(UHI) factor, as the lawn and foliage on the roof
slabs, will absorb solar radiation, as opposed to re-
radiating it into the immediate surrounding
environment and will so doing reduce the ambient
air temperature around the site substantially during
GREY WATER HARVESTING
As the estate incorporates a grey water attenuation
pond, permeable pavers, will be used to aid with
absorbing and draining rain water into perforated
pipes inside a sump underneath the parkades,
which will filter via a grey water connection into the
estate's grey water reticulation system and into the
atten-uation pond, to be utilised for irrigation and
reflushing of toilets, amongst other uses.
Micro Grey Water storage tanks will also be
provided for each bathroom, to be utilised for
multiple toilet flushing, which will alleviate the
demands on potable water resources.
GEO-THERMAL HEAT PUMPS
The HVAC system will be connected to an
underground piped storage network, which will aid
with conserving / regulating the temperature of water
to be used in the space cooling and heating system.
HOT WATER SUPPLY
50% of the hot water supply in this factory, will be
provided by means of renewable sources and this
instance, mainly solar water heating. All hot water
systems will additionally be pumped closed loop
systems of which all piping will be lagged, to reduce
